			<content:encoded><![CDATA[<p>Fewer than one-third of Orange County residents could afford to buy a  median-priced, single-family home here as of the second quarter of  2011, a California Association of Realtors analysis shows.</p>
<p>The report&rsquo;s Orange County highlights:</p>
<ul>
<li>Only 31% could afford the home. That compares with 27% in Q2 2010 and 33% in Q1 2011.</li>
<li>The median, single family home price: $536,720</li>
<li>A minimum qualifying income of $115,320 would be required.</li>
<li>Monthly payments, including taxes and insurance, were pegged at $2,880 a month.</li>
</ul>
<p>Statewide, the percentage of buyers who could afford to purchase a  median-priced, single-family home dropped to 51% in the second quarter  of 2011, down from 53% in Q1 2011 but up 46% in Q2 2010.</p>
<p>California buyers needed a minimum annual income of $63,080 to  qualify for a $293,580 median-priced home in Q2 2011. The monthly  payment, including taxes and insurance, would be $1,580, assuming a 20  percent down payment and an effective composite interest rate of 4.85  percent, according to the report.</p>
<p>From C.A.R. President Beth L. Peerce:<br /> &ldquo;The pending cut in the Fannie Mae/Freddie Mac high cost loan limits  will make it harder and more expensive for those who live in high cost  areas to purchase a home. Buyers who plan to finance their home purchase  with a mortgage of $625,500 or more will face higher interest rates,  higher down payments, and tighter loan qualification requirements  beginning October 1.&rdquo;</p>

			<description><![CDATA[<p>As we reflect on the year 2009, many of us understand it was a year  full of economic and business challenges.  But as we look forward to the  year 2010 many indications point to another year of challenges, but for  those who plan and implement correctly it can be a successful one.  As a  team of professionals focused on the aesthetic procedure industry, we  have the benefit of seeing everyday what, and what does not work, in  many of today's Aesthetic procedure practices.  For our current  customers that we see on a regular basis we share many of these ideas  with them, and for those who we have done business with in the past and  hope to in the future, we decided to offer this newsletter once every  few months as a way to reach you with this information as well.</p>
<p>&nbsp;</p>
<p>So, as the year 2010 begins, we continue to see that many patients  are seeking out &quot;results oriented&quot; procedures that have fairly  predictable outcomes at a <span style="text-decoration: underline;">fair price.</span> <strong>How can this be  achieved?</strong> We believe it starts with top of the line laser  equipment performing popular procedures like light to mid depth ablative  laser peels, variable density and depth ablative fractional treatments  (combined either with the peel or as a stand alone procedure), skin  laxity tightening, etc.  <strong>How can this be done at a fair price and  still generate a reasonable profit?</strong> Those who have high overhead  often associated with equipment leases and service contract payments  will have difficulty in maintaining a competitive price and making a  reasonable profit especially when there are less patients with fewer  disposable dollars available to treat every month, but those who choose  to reduce their overhead by renting a high end laser either by the hour,  half, or full day they experience a profit from the start and increase  their ability to compete and as a result capture a greater amount of the  available business.</p>]]></description>

			<content:encoded><![CDATA[<p>I made an interesting observations today:&nbsp; A well known laser manufacturer told a potential new customer that they are always striving to add new products to their product mix.&nbsp;&nbsp; While this may be good for a Wall Street investor, I am not sure it is good for the customer who signs a purchasing lease agreement thinking that their technology will be &quot;cutting edge&quot; until, or beyond the time it is paid off.&nbsp; For my money, I would rather have access to this technology on an &quot;as needed&quot; basis knowing I am generating a good return on my investment dollar from the start!</p>]]></content:encoded>
